Initial contact is usually made via e-mail, and availability is discussed. The apartments will only be leased to the party making the enquiry for accommodation. A provisional booking may be made by telephone to confirm availability, but an apartment can not be held until receipt of the deposit.

The apartments will not be rented to a person under the age of 18. Persons/children under the age of eighteen must be accompanied by a parent or responsible adult. Apartment occupancy is maximum of 6 persons.

Parties to the Booking:
Only those persons identified on the booking form are authorized to use the property and to stay over night. Any changes or additions to the party must be identified prior to apartment occupation and the client must not sublet the apartment. Any additional people not identified on the booking form staying in the accommodation are required to pay a further sum of $25.00US per person per night. (Check in time is any time after 3:00pm; check out time is 11:00 Am unless prior arrangements are made with management).

10% Government tax and 10% services charge are included in the rates. All rates are quoted in US dollars.

A 20% non refundable deposit is required to secure the booking.

The balance of payment if cash or credit card is due 30 days prior to occupation. If a check/cheque then payment is due 60 days prior to occupation.

Cancellation will result in the loss of total payment, if cancellation is within 30 days of occupation. We suggest insurance cover is taken out when booking accommodation.

Rental Charges and Additional Surcharge:

These charges are inclusive of electricity, gas, water and cable TV. The rate advertised is per nightly per room. Any breakages that may occur will be billed to the renter. Fees will be applied to any type of damage to the Cable TV Replacement box $110.00US. Damage to the cable box card $30.00US. Damage to the remote control $70.00US. These fees will be deducted from your credit card.

Although every effort will be made to ensure that our apartments are in perfect order for your holiday, we can not accept liability for any third party claim, personal injury, accidental damage or loss to you, your party or your property, or for any medical expenses however incurred. We strongly advise that you take out your own holiday insurance.

For the health and comfort of all future guests, smoking and pets are not permitted in the apartments.

Force Majeure:
The owners accept no responsibility or liability what so ever for any loss, damage or alteration to the terms of the booking caused by events beyond our control, war, civil commotion, terrorism, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute.

Safety and Security:
The owners reserve the right to enter the premises at any time.

Brochure/Webpage Descriptions:
All brochure/web page descriptions are made in good faith and every care is taken to ensure their accuracy, but no liability will be accepted in the event of any error.

This contract is governed by and shall be interpreted in accordance with English Law.
